Where to live and where to eat — from Denver to Boulder to the foothills. Built by Derek, Hayley, and Kenny at Symbio Homes.

Denver wasn't born of mountain views and craft beer. It was born of gold. Understanding the city's roots makes the modern Mile High City make a lot more sense.
In 1858, gold strikes along Cherry Creek and the South Platte River drew thousands of fortune-seekers to a dusty plain at the edge of the Rockies. The settlement — named for Kansas Territory governor James W. Denver — barely survived the early bust, but ranching, railroads, and silver mining kept it alive into the 1880s.
The 1893 silver crash nearly killed Denver again. Then came beer (Coors, founded in nearby Golden in 1873), cattle (the National Western Stock Show began in 1906), and tuberculosis sanatoriums that drew thousands of "lungers" to the dry, sunny climate — some of whom became Denver's most prominent citizens.
The 20th century brought waves of reinvention: federal jobs and military bases during WWII, the energy boom of the 1970s and its inevitable bust, the legalization of marijuana in 2014, and the tech-driven population surge of the 2010s and 2020s. The city you see today — a young, outdoor-obsessed, brewery-saturated metropolis — is the latest chapter in a long story of grit, reinvention, and the magnetic pull of the Rocky Mountain Front.

World-class skiing within 60 minutes, and serious resort skiing within two hours. For most Denver locals, ski gear lives in the car November through April. Day prices listed are walk-up rates — pass holders (Ikon, Epic) ski for far less.

Walkable historic districts, sprawling outdoor malls, and the kind of independent boutiques that make a city feel like itself. Here's where Denver actually shops.

Denver has quietly become one of the most exciting food cities in the country. The 2026 James Beard finalist list pulled five names from the metro — the most ever — and new openings like Heretik, Dear Emilia, and Fonda Maize are turning heads nationally. Here's where to start.
Most people overestimate what they need to buy a home in Colorado. Here’s what actually qualifies, what your real out-of-pocket cost looks like, and how Hayley at Ideal Mortgage helps clients close — sometimes for as little as $1,000.
Colorado has down payment assistance programs that can cover 100% of the down payment for qualifying buyers. We’ve helped many clients close on a home for around $1,000 out of pocket — total.
The standard programs cover most Front Range purchases — primary residences, move-ups, second homes. Down payment minimums tier based on purchase price. Above $800K is the jumbo threshold, which requires a bit more down.
These are the floors — you can always put more down for better rates, lower PMI, or a stronger offer.
Above the typical conventional floor. FHA and VA can go lower with compensating factors. Below 620 isn’t a deal-breaker — it just means a different program.
Same industry — not necessarily same employer. Career changers are fine as long as you’ve been in the field for two years. Recent grads with a signed offer in their field also qualify.
Your gross monthly income should be roughly three times your target mortgage payment. Want to be at $3,500/mo? You need around $10,500/mo gross. Other debts (car, student loans) shift this.
Every situation is more nuanced than three rules of thumb. Talk to Hayley — she’ll walk through yours in 15 minutes, no obligation.
Now that you've seen what we love about this place, here's a bit about us — the team who put this guide together.
We're Derek, Hayley & Kenny — the team behind Symbio Homes, ranked in the top 1% of Realtors nationwide.
Derek founded Symbio Homes. He grew up on a farm, was a monk (true story), and brings a numbers-centric, data-driven approach to every move. Hayley, his wife, handles the mortgage side at Ideal Mortgage and brings the design eye and hospitality background. Kenny joined Derek as a partner about a year and a half in; together they co-founded Symbio Property Management — the side of the business that turns a home purchase into a long-term portfolio.
We made this guide because the questions we get asked most are where should I live, what are the schools like, what’s a good neighborhood, and where’s a good place to eat. Most relocation resources are surface-level — we wanted something honest, opinionated, and built from actually living here. If anything in this guide makes you want to talk through a move (or just ask questions about a neighborhood), we’d love to hear from you.
Derek and the Symbio Homes team are top 1% Realtors nationwide. Let's make your move radically memorable.
