Template notice: This is a working draft tailored to how Radically Colorado currently operates. We’d recommend having a real estate attorney review it before relying on it — especially the sections on phone consent (TCPA), California privacy rights (CCPA), and how leads are shared with our mortgage partners. Real estate marketing has specific compliance requirements that vary by state.
1. Who We Are
Radically Colorado is a Colorado lifestyle brand and lead-generation site operated by Symbio Homes, a licensed real estate brokerage in Denver, Colorado. When this policy says “we,” “us,” or “our,” we mean Symbio Homes and Radically Colorado together. When it says “you,” we mean anyone visiting radicallycolorado.com, signing up for an account, downloading our Colorado guide, or otherwise interacting with us online.
This policy explains what personal information we collect about you, how we use it, and the choices you have. If anything here is unclear, email us at derek@symbiodenver.com — we’ll explain plainly.
2. What We Collect
Information you give us directly
When you create an account, request our Colorado guide, or fill out any form on the site, we collect what you type in. That typically includes:
- First and last name
- Email address
- Phone number
- A password (stored only as a hashed, irreversible value — we never see your actual password)
- Any optional info you add to your profile or message us about
Information from Google (if you sign in with Google)
When you click “Continue with Google,” Google shares a basic profile package with us: your name, email address, profile picture URL, and a unique Google account ID. We don’t see your Google password, your other Google data, or anything in your Google account beyond that basic profile. Google’s own privacy policy applies to what they collect from you.
Information collected automatically
Like nearly every website, when you visit us our servers and third-party tools log technical info about your visit:
- IP address and approximate location (city/region, not street address)
- Browser type, operating system, and device
- Pages you view, links you click, and how long you stay
- The site you came from (referrer) and what you searched for to find us
- A unique anonymous identifier stored in cookies and your browser’s local storage
What we do not collect
We don’t collect government IDs, Social Security numbers, financial account numbers, credit card numbers, or any health information. If you eventually buy or sell a home with Symbio Homes, those details will be collected separately under our brokerage’s transaction documents — not through this website.
3. How We Use It
We use what we collect to do the following:
- Run your account. Sign you in, save your profile, deliver the Colorado guide and other content you ask for.
- Contact you about real estate. If you signed up through us, a Symbio Homes agent may call, text, or email you about Colorado real estate — market updates, listings that match what you mentioned, or to follow up on whether you’d like to chat about buying or selling.
- Send relevant content. Occasional emails about new stories on the site, new YouTube episodes, or noteworthy Colorado real estate news. You can unsubscribe any time using the link in any email.
- Improve the site. Analytics tell us which articles get read, which pages convert, and where people get stuck so we can make the site better.
- Run ads. We advertise on Google and Meta (Facebook/Instagram). The tracking on our site tells those platforms when an ad led to a signup so we can spend our ad budget more efficiently.
- Meet legal obligations. If we’re required by law, subpoena, or court order, we’ll respond accordingly.
4. Cookies & Tracking
We use cookies, local storage, and pixel trackers from third parties. Here’s what they are and what each one does:
| Tool | What it does | Privacy policy |
| Supabase | Stores your account login session in your browser so you stay signed in. | Link |
| Google Analytics 4 | Tells us how people use the site — which pages they read, how they got here, how long they stay. | Link |
| Google Ads | Lets us measure which Google ads lead to signups so we don’t waste ad budget on ones that don’t. | Link |
| Meta Pixel | Same idea for our Facebook and Instagram ads. | Link |
| YouTube | When we embed videos, YouTube sets its own cookies if you play one. | Link |
| Squarespace | Hosts the site and sets basic operational cookies. | Link |
Most browsers let you block or delete cookies through their settings. If you block them, parts of the site (signing in, staying logged in, the Colorado guide download) may not work properly.
5. Who We Share With
We don’t sell your information. We share it with a small number of partners in specific situations:
- Symbio Homes agents. If you signed up, your contact info is shared with the Symbio team so an agent can follow up about Colorado real estate. Symbio Homes is the parent company of Radically Colorado.
- Sierra (our CRM). Sierra Interactive is the customer relationship platform we use to organize follow-up. Your contact details flow into Sierra so we can manage outreach.
- Zapier. Zapier is the “plumbing” that moves your info from our website forms into Sierra and our email tools.
- Mortgage partners. If you’re thinking about buying, we may introduce you to a trusted local mortgage lender we work with. We’ll typically ask first, but in some cases your contact info may be shared so they can offer you a no-pressure pre-approval conversation. You’re never required to use them.
- Email and analytics platforms. The tools listed in the Cookies table above receive technical info about your visit.
- Legal/safety. If we’re legally required to disclose information, or if we need to protect rights, property, or safety, we’ll share what’s necessary.
- Business changes. If Symbio Homes or Radically Colorado is sold, merged, or restructured, your info may transfer to the successor entity (who will still be bound by this policy or a successor policy).
Apart from those situations, we don’t share your personal info with anyone. We never sell it to data brokers, marketing list resellers, or anyone else.
6. Phone & SMS Consent
Important: When you give us your phone number on this website, you’re consenting to receive calls and text messages from Symbio Homes and Radically Colorado about Colorado real estate, even if your number is on the federal Do-Not-Call registry.
Specifically, by submitting your phone number you agree that:
- A Symbio Homes agent may call or text you to follow up about real estate — buying, selling, or just answering questions.
- Messages may be sent using automated dialing technology or pre-recorded voice. Standard message and data rates may apply.
- Consent to receive these communications is not a condition of any purchase or service.
- You can opt out of texts any time by replying STOP. You can opt out of calls by telling us during a call, or by emailing derek@symbiodenver.com.
We don’t share your phone number with advertisers or third-party marketers. The number is used by us and the partners listed above (Sierra, Zapier, mortgage partners) for the purposes described in this policy.
7. Your Rights
You have the right to:
- See what we have. Ask us what personal information we hold about you.
- Fix it. Correct anything inaccurate. You can edit most of it yourself in your profile, or email us.
- Delete your account. Ask us to delete your account and the data tied to it. We may keep some records (transaction history, legal compliance records) where required by law.
- Stop the emails. Unsubscribe link at the bottom of any email, instantly.
- Stop the texts. Reply STOP to any text.
- Stop the calls. Tell us during a call, or email derek@symbiodenver.com.
- Take it elsewhere. Ask us for a copy of the information you’ve given us, in a portable format.
To exercise any of these, email derek@symbiodenver.com from the address on file with your account. We’ll respond within 30 days, usually faster.
8. California Residents
If you live in California, the California Consumer Privacy Act (CCPA, as amended by the CPRA) gives you additional rights:
- Right to know what categories of personal information we collect, where we got it, why we collect it, and who we share it with.
- Right to delete the personal information we’ve collected from you (with limited exceptions).
- Right to correct inaccurate personal information.
- Right to opt out of “sale” or “sharing.” We don’t sell personal information for money. We do “share” it under California’s broad definition by using third-party ad pixels (Google Ads, Meta Pixel) that track conversions across sites. You can opt out by emailing us, or by enabling the Global Privacy Control signal in your browser, which we honor.
- Right to non-discrimination. We won’t treat you differently if you exercise any of these rights.
To make a CCPA request, email derek@symbiodenver.com with “California Privacy Request” in the subject line. We’ll verify your identity by confirming details only you and your account would know.
9. How Long We Keep It
We keep your information for as long as you have an account with us, plus a reasonable period afterward for legal, accounting, or follow-up purposes. Specifically:
- Account data: kept while your account is active, deleted within 30 days of an account deletion request.
- Lead/contact records: kept for up to 5 years after last interaction, to comply with real estate brokerage record-keeping rules in Colorado.
- Analytics data: aggregated and retained per our analytics provider’s defaults (typically 14–26 months for GA4 event data).
- Backups: may persist for up to 90 days after deletion before being overwritten.
10. Security
We use industry-standard technical safeguards: HTTPS encryption in transit, hashed and salted password storage via Supabase, role-based access controls on our database, and authentication required for all account data. We limit who on our team can access your information to those who need it to follow up with you or run the business.
That said, no system is perfectly secure. If we ever discover a data breach that affects you, we’ll notify you and any required regulators as fast as we reasonably can, in accordance with applicable law.
11. Children
Radically Colorado is not directed to children under 13, and we don’t knowingly collect personal information from anyone under 13. If you believe a child has provided us with information, email derek@symbiodenver.com and we’ll delete it.
12. Changes
If we make material changes to this policy, we’ll update the “Last updated” date at the top and, for significant changes, give you advance notice by email or a prominent notice on the site. Continued use of Radically Colorado after the changes take effect means you accept the updated policy.
